The most effective approach we see from property managers is a rotating cycle rather than reactive repainting. Divide common areas into tiers by traffic: lobbies and main corridors on a three-year cycle, secondary corridors and stairwells on five, and low-traffic back-of-house areas on seven to ten. Budget touch-up allowances separately from full repaints, since tenant turnover creates unpredictable small-scope work that will otherwise consume the capital line. Scheduling matters as much as frequency. Phased, after-hours work in occupied buildings costs somewhat more per square foot but avoids the tenant friction and business disruption that make deferred maintenance politically easier than it should be.
